Management During the Selling Process
Many lenders find using its Managed Asset Group to properly carry out day-to-day operations of ORE assets to be overwhelming and cost-prohibitive. Through its experience and industry contacts Reata can provide these necessary services when needed.
Services may include:
Determine City issues and take corrective measures to prevent fines, loss of building permits.
SWPPP: Review for compliance (prevent fines/work stoppage).
Liaison between bank and existing homeowners: Disgruntled homeowners disrupt sales efforts and raise maintenance issues with the City.
Scheduled lot maintenance: Tall weeds and grass give appearance of lower values as well as cause issues with existing homeowners and the City.
Debris and trash clean-up: Vacant property becomes an attractive illegal dump site for household trash, brush and tree cuttings, and construction debris.
Community entry and common area maintenance: A properly maintained community helps maximize value.
Verify proper Declarant rights transfer: Review HOA budgets to prevent unexpected assessment shortfalls.
Complete unfinished lots: While most lenders prefer to sell “as is”, analysis may determine that completing lot development generates a higher return.
Work with community builders: Reata will act as liaison between the bank and builders in the community.
Monitor and report on competitive market: Value is not static. During the selling process, Reata will brief clients on changes in the assets market area.
